Fix & Flip - Titusville, Florida
We’re thrilled to share details about our most recent fix-and-flip project in Titusville, Florida. This single-family home, built in 1973, boasts central cooling and heating, a spacious 2-car garage, and is situated on a serene waterfront lot spanning 0.26 acres. With 3 bedrooms, 2 full baths, and stunning views, this property had great potential.
We purchased this home in as-is condition on September 13th, 2024, for $240,000. Over the following months, we completed extensive renovations to modernize the property while preserving its charm. Just three months later, on December 30th, 2024, we successfully sold the home for $400,000.

Baton Rouge, known for its rich culture and steady economic growth, was the perfect backdrop for this buy-and-hold investment strategy, offering both consistent rental income and strong appreciation potential.
A Profitable Journey
Over the course of our ownership, these properties provided steady monthly rental income, delivering reliable returns to our investors. By prioritizing property maintenance and ensuring tenant satisfaction, we optimized cash flow while positioning the properties to benefit from Baton Rouge's growing market demand.

By 2024, Baton Rouge’s real estate market had seen significant appreciation, and it became clear that the time was right to exit. Buy & Hold -> Fix, Stabilize & Flip - Phillipsburg, NJ
We’re excited to share the story of our most recent success: 4 single-family townhomes, each boasting 4 bedrooms, 1.5 baths, a private yard, and a driveway. This journey began with a strategic plan and evolved into a multi-step transformation that showcased the power of adaptability and vision in real estate.
The Start: Renting and Renovating
Our journey began with the purchase of two townhomes, which were initially rented out, generating steady income. When tenants eventually moved out, we saw an opportunity to convert these properties into fix-and-flip projects. As renovations began, the potential of these homes inspired us to think bigger.
Expansion: Acquiring the Full Set
Recognizing the value of owning all four units, we approached the owners of the remaining two townhomes and successfully negotiated their purchase. With all four properties under our ownership, we embarked on a complete renovation of the townhomes, transforming them into updated, modern residences.
Collaboration with the Town
As part of our commitment to providing quality housing, we worked closely with the local town to get the properties Section 8-approved, ensuring they met the highest standards for tenants. Once tenants moved in, we held the properties for a time, generating additional passive income while increasing their value.
The Exit: A Market Milestone
When the time was right, we brought all four renovated townhomes to market, listing the portfolio for just under $1 million ($995,000). This strategic exit not only delivered impressive returns but also showcased the effectiveness of combining rental income, renovations, and market timing to maximize value.
